Construction Process
We have perfected a well-disciplined and direct process that strategically focuses on every detail throughout the entire construction process. With the utilization of a state-of-the-art software, we have the capability to provide clients with constant updates on the progress of their construction build across all areas. In essence, our software and app allow for communication with our clients throughout the entire build. It includes photos, schedules, and documents.
CREATING A CONCEPT AND DESIGN
PHASE 1
The very first phase of construction is to create a concept, followed by a design and blueprints. The client has the option of utilizing their own drawings or working with our architects and design team to create their build-out. Our architects will ensure everything is up-to-code and that the design will be structurally sound and stable. We work with our clients to ensure that their build-out will suit their needs for many years to come.
OBTAINING BUILDING PERMITS
PHASE 2
Once the client has acquired the blueprints and construction plans, Spry Global will obtain the building and construction permits. This process will be ongoing throughout the construction project, as we will need to obtain different permits at different times. Our experience in obtaining the proper permits at the right time helps our process run smoothly and on time.
CLEARING AND EXCAVATING
PHASE 3
After obtaining the client’s initial building permits, Spry Global will commence by clearing and excavating the land upon which to build. This includes removing any trees, boulders or other obstacles that are in the way of building, leveling, and grading the ground.
FRAMING
PHASE 4
Next, framing begins on the build-out. This may include installing wood frames or steel beams. This process does take a while and it is important that everything is done correctly. This essentially sets the groundwork upon which all the other aspects of the build-out will follow.
MECHANICAL WORK
PHASE 5
After the building has been framed out, our mechanical team will come in to complete rough electrical, HVAC and plumbing work. This involves installing the plumbing pipes, HVAC and electrical wires where they need to go. Their job will not be completed at this point, but it helps to get the rough work in place so drywall, insulation and ceilings can go up.
COMPLETING THE INTERIOR
PHASE 6
Upon completion of mechanical work, the interior is completed. This includes adding insulation, putting up drywall and adding ceilings. Our electrician often comes out during this stage and finishes up adding outlets and lighting fixtures.
INSTALLING FIXTURES
PHASE 7
Once the interior walls are up, fixtures can be added. This includes things like toilets, cabinets, windows, doors, and elevators.
FINISHING UP
PHASE 8
The last stage of construction involves putting the finishing touches on the client’s build-out. This involves installing flooring, painting the walls, installing countertops, adding faucets in the bathrooms, installing exterior signs, and addressing any punch-out items. Once this stage is done, the building process will be complete. The client’s build-out has now become a reality.
